Commonwealth Towers Sets New Psf Price Record 2536

In the week of August 1 to 8, a three-bedroom unit at Commonwealth Towers was sold for the highest price per square foot (psf) compared to other units in the same development. The 99-year leasehold condo, completed in 2017, reached a psf-price peak of $2,536 on August 6, when a 1,076 sq ft unit on the 43rd floor was sold for $2.73 million. This sale broke the previous record of $2,460 psf, set in December 2024 when a 904 sq ft unit on the 40th floor was sold for $2.22 million.

The record-breaking sale at Commonwealth Towers is a testament to the increasing demand for the development. In terms of absolute price, the most expensive unit sold at the condo was a 1,302 sq ft, four-bedroom unit on the 39th floor that was sold for $2.96 million, equivalent to $2,273 psf, in November 2024.

Located along Commonwealth Avenue in District 3, Commonwealth Towers features two 43-storey residential blocks with a total of 845 units ranging from one- to four-bedroom apartments. The units are sized from 441 sq ft to 1,302 sq ft.

According to data from caveats lodged, the average resale price at Commonwealth Towers has been steadily increasing in recent years. In 2023, there were 51 resale transactions at an average price of $2,097 psf, which rose to $2,200 psf across 37 transactions in 2024. So far in 2025, 29 units have been sold at an average price of $2,251 psf, including the record-breaking sale on August 6.

Another development that saw a new psf-price high during the week of August 1 to 8 is Watermark Robertson Quay, a freehold condo completed in 2008. A 893 sq ft, two-bedroom unit on the ninth floor was sold for around $2.16 million, or $2,419 psf, on August 7. This surpassed the previous record of $2,417 psf set just three months earlier in May 2024, when a 1,001 sq ft, two-bedroom unit was sold for $2.42 million.

Watermark Robertson Quay is located on Rodyk Street in District 9 with a view of the Singapore River. The development offers 206 residential units, ranging from one- to four-bedroom units sized from 1,152 to 2,562 sq ft.

In addition to the August 7 sale, there have been three other resale transactions at Watermark Robertson Quay this year. Prices ranged from $2,189 psf for a 1,873 sq ft unit sold for $4.1 million on August 8, to $2,304 psf for a 1,324 sq ft, three-bedroom unit sold for $3.05 million on April 7.

Meanwhile, Gallop Gables, a low-rise condo with 102 units along Farrer Road in prime District 10, also achieved a new psf-price high during this period. A 1,744 sq ft, three-bedroom unit was sold for around $4.12 million on August 5, breaking the previous record of $2,354 psf set on May 8 when a 1,733 sq ft unit was sold for $4.08 million.

Completed in 1997, Gallop Gables offers two- to four-bedroom units ranging from 1,130 to 3,412 sq ft. This year, the only two resale transactions recorded at the development occurred on May 8 and August 5. In 2024, three units were sold at an average price of $2,149 psf.
