When considering investing in a condo, it is crucial to also evaluate the potential rental yield. Rental yield refers to the annual rental income as a percentage of the property’s purchase price. In Singapore, rental yields for condos differ significantly depending on factors such as location, property condition, and market demand. Areas that experience high rental demand, such as those near business districts or educational institutions, typically offer more attractive rental yields. By conducting thorough market research and seeking guidance from real estate professionals, such as those from New Condo Launches, one can gain valuable insights into the rental potential of a specific condo.

The departing of Chris Pilgrim, former managing director of global capital markets for Asia Pacific (Apac) at Colliers, has recently been announced. Pilgrim had joined Colliers in 2021 as director for global capital markets, located in London, and had then transitioned to the role of managing director for Apac, based in Singapore in 2023.

However, Pilgrim has now moved on to join Avison Young, a real estate company headquartered in Toronto, Canada. Avison Young released a press release on Aug 11, announcing Pilgrim’s new role as principal, managing director and UK head of capital markets. Pilgrim will be based in London for this position.

Before his time at Colliers, Pilgrim had been a part of CBRE for almost ten years, where he had worked in various offices across London, Kuala Lumpur, and Singapore.

In related news, a pair of freehold conservation shophouses on Neil Road is currently on the market for $65 million. This rare opportunity, listed by Colliers, is attracting a lot of attention from potential buyers.
